摘 要

新时代的到来,我国整体经济情况有了很大的发展,房地产产业也因此得到了很多大的发展。财务评价是站在企业的角度,通过调查市场,了解到房地产行业中的普遍价格,来确定房屋价格,同时财务评价的相关成本、税收问题要依据国家的有关规定和相关体系来分析此次弈景嘉园房地产项目中的利润和费用。通过以上内容来估算成本,编制各种财务报表及相关指标,由于项目比较重大,会有一定的投入和支出以及向银行贷款等来设此次项目,通过计算来分析弈景嘉园项目的能力指标以此来判断项目是否给企业带来盈利及利润,增加项目的可行性。

房地产项目在项目实施的过程中会因各种不确定性因素的存在影响项目的可行性,为了增强项目的可行性避免不确定风险,要在项目建设前期对各种风险进行预测和分析评价,在分析的条件下,选择相应方式对风险进行防范,尽量避免风险的发生。在本次弈景嘉园房地产项目财务评价分析中首先要了解房地产项目得背景以及相关市场情况,在此基础上明确弈景嘉园项目得目的和内容等,阅读有关房地产项目的财务评价以及相关文献来确定此次弈景嘉园项目得研究方法,在阅读过程中对文献进行提取,了解到相关计算方式和方法有利于本文之后的参考。其次对项目的财务分析和评价方法进行了解掌握,为接下来的具体房地产建设项目财务评价提供方法和依据。然后对奕景嘉园建设项目简介,详细介绍奕景嘉园建设项目的地块详情,建设内容和规模,根据前期项目定位分析树立建设目标并进行建设进度规划并画出项目横道图。最后对奕景嘉园建设项目进行投资估算。对项目的投资、成本进行估算,确定销售价格和方案。
