摘 要

随着市场的发展，行业的不断完善，工程的造价方式也在不断地改进。而工程量清单计价法因其适应社会主义市场经济发展的需要而成为近年来规范建设市场的新秩序，因此对于即将走向工作岗位的我来说能借这次的毕设对其进行更深层次的研究是很有必要的。

在此次毕业设计中，结合物业办公楼工程图纸查找《建设工程量清单计价规范》（GB50854-2013），进行工程的工程量的计算完成清单的编制，之后利用未来清单以及江苏省计价定额的规定进行报价。在工程量清单编制及之后的报价过程中，有很多难点如工程量的计算（包括：土方、钢筋、装饰)和利用未来清单软件套定额等等。

最后形成完整的毕业设计，使其成为一份具体实际工程相联系的工程量清单及投标报价，可以作为甲乙双方共同参考的依据，能有效地控制工程造价的成本。

Abstract

With the development of the market, the continuous improvement of the industry, the cost of the project is also constantly improving the way. The engineering quantity list valuation method because of its adaptability to the needs of the development of the socialist market economy and become the recent years to standardize the construction market order, so for coming to my job it can borrow the complete set of the deeper research is very necessary.

In the graduation design, combined with the property office engineering drawings to find the construction engineering quantity list valuation norms "GB50854-2013. Complete list of engineering quantity calculation of the preparation, then the future list and Jiangsu Province pricing provisions of fixed quotation. There are many difficulties in the preparation of the project quantity list and quotation process, such as the calculation of the amount of work (including: earthwork, reinforcement, decoration) and the use of the future list of software sets, and so on.

Finally formed complete graduation design, make it become a specific practical projects linked to the engineering quantity list and tender quotation, as both parties to a common reference basis, can effectively control the cost of project cost

第一部分

毕业设计综述

第一章 工程概况

我所拿到工程为的名称为物业办公室，这一工程它的主体结构为框架结构，整个建筑共有三层建设单位为南通福汉兴业现代物流中心有限公司，总建筑面积为1658平方米，建筑主体沿口距室外地面13.05米，设计使用年限为50年，所设计的耐火等级需达到2级。屋面的防水等级为2级，抗震设防类别为丙类，抗震防裂度为6度。

第二章 毕业设计任务

2.1小组任务

小组成员进行分工分别负责标准层及基础，顶层及屋面的工程量的计算。主要包括了各部分工程的挖填土，钢筋，混凝土等的工程量计算并编写计算书。根据工程量利用未来软件编写具体完整的工程量清单。

2.2 个人任务

我负责的是基础和底层所涉及的工程量的计算。通过工程量清单利用未来软件进行报价，格式采用江苏省规范报表格式；写8000字左右的毕业设计综述，包括投标工作以及发承包造价确定的完整工作过程描述，内容主要为企业的施工方案的描述、企业概况，企业准备以何种报价策略进行投标，还有就是在此次毕设中所遇到的各类问题及解决的方法；写一篇与本毕业设计工程相关联的问题思考的科技小论文，反映出自己独立的思考和心得，应符合规范化要求，不少于3000字。
